No matter what the market conditions, when representing sellers, I rely on the same strategy of customizing a marketing plan and a detailed presentation of the property so the potential buyers will know all features, including professional photography, floor plans, accurate facts and figures.
• Responsibilities include: personal scheduling, organizing and meeting with inspectors, acting as an intermediary in negotiations between buyers and sellers, managing signing of documents and disbursement of funds from escrow, coordinating showings and open houses, providing extensive feedback and attending all deed conveyances
• Preparing listing agreements, purchase agreements, closing statements, deeds and leases
• Marketing both online and print; Boston.com, Mailings, MLS, Facebook, and Zillow, Realtor.com
• Oral and written presentations: interviewing clients, assessments, negotiation, disclosing all offers, and contracts
When representing buyers, the plan is to evaluate buyers’ needs, assist in determining affordability and property value, research property, advise, present offer and provide recommendations.
